Office and industrial sales over $5M is trending towards a shift in seller profiles. What used to be mainly in state private sellers is now shifting to more REIT’s and institutional sellers.
In the past 12 months, 53% of the office sellers were in state and 61% of the buyers consisted of REIT’s and Institutional buyers.
In past 12 months, only 8% of the industrial sellers were private in state while 46% were REIT’s and Institutional. The buyers consisted of 41% REIT’s and Institutional.
Clearly, REIT’s and Institutional players are increasingly winning over deals from the in state buyers.
